Can You Get a Mortgage After Starting a Business?

Starting a business does not automatically disqualify you from a mortgage, but a short self-employment history can require closer review.

The lender needs a reliable income picture

Fannie Mae's employment-related income standards generally evaluate a reliable work history over the most recent two years, while permitting consideration of shorter histories with appropriate positive factors. Self-employment has additional requirements. The lender will examine how long the business has operated, the borrower's prior experience and whether current earnings are supportable.

Previous experience may help tell the story

Someone who worked for years as a licensed electrician and then opened an electrical company has continuity in occupation, even though the business itself is new. A person who leaves an unrelated field to start a restaurant has a different income history. Neither scenario guarantees a result. The lender applies the exact program's criteria and required documentation.

Contracts and deposits are not enough alone

New businesses may have strong customer demand but limited filed tax history. Bank deposits, contracts, invoices and current financial statements can help explain activity, yet they do not automatically replace required tax returns or income history. Ask the lender early what documents are mandatory for the loan product you are considering.

Example: a 10-month-old company

A borrower has operated a business for ten months after several years of W-2 employment in the same industry. The lender may review the transition, current earnings, business records and applicable history requirements. The borrower should not assume that a good credit score or substantial cash balance alone makes the income eligible. Timing may matter if another tax year will soon be filed.

Separate down payment funds from business working capital

Money in a business account may be needed for payroll, suppliers or taxes. If business assets are used for closing, the lender may need to determine whether the withdrawal harms business operations. Keep personal and business records organized and document transfers clearly.

What to do before house hunting

Prepare prior W-2s, business formation documents, licenses, contracts, current financials, bank statements and tax returns as applicable. Explain any gaps or income changes accurately. A preapproval discussion can reveal whether the intended timeline is realistic or whether more documented history would help.

Frequently asked questions

Do I need two years in business?

Many programs evaluate a two-year history, but some shorter histories may be considered under specific rules.

Does previous W-2 experience count?

Relevant prior experience can be part of the review, but does not override mandatory documentation.

Can I use contracts as proof of income?

Contracts may support context but may not substitute for required income evidence.

Can I use business savings for closing?

Possibly, subject to sourcing and liquidity analysis.

Should I wait until my next tax return?

Ask the lender how current documentation and timing affect eligibility.

The bottom line

Starting a business does not automatically disqualify you from a mortgage, but a short self-employment history can require closer review. Confirm documentation and compare actual mortgage terms before making commitments.
