Mortgage Rates in October 2026: Reading the Averages

Freddie Mac reported a 7.32% average 30-year fixed mortgage rate and a 6.68% average 15-year fixed rate in its October 22, 2026 Primary Mortgage Market Survey.

What the October 22 survey actually says

Freddie Mac's October 22, 2026 release reported the 30-year fixed average at 7.32%, down from 7.40% the previous week, and the 15-year fixed average at 6.68%, down from 6.71%. Those are dated national survey figures, not today's individualized offers. The survey focuses on conventional, conforming, fully amortizing purchase loans for borrowers with excellent credit and 20% down. It does not represent every loan type or borrower profile.

Why your actual quote may be different

Your loan type, credit, down payment, property type, occupancy, loan amount, points, lender fees and lock period can affect pricing. A 30-year conventional survey average is not directly comparable with an FHA quote, a jumbo loan or an investor mortgage. Even two conventional offers can differ because one includes discount points and the other uses lender credits.

The difference between rate and APR

The note rate determines the interest calculation. Annual percentage rate, or APR, incorporates specified finance charges and is designed to help compare borrowing costs. APR is not the monthly payment rate and does not include every cost of homeownership. Review the Loan Estimate's rate, APR, points, fees and total payment rather than choosing based on a single headline percentage.

Illustration: the cost of rate changes

For a hypothetical $300,000 fixed-rate 30-year mortgage, the monthly principal-and-interest payment is sensitive to the interest rate. The amount you actually pay also includes property taxes, insurance, possible mortgage insurance and association dues. A national average cannot determine your payment without a specific loan amount, program and verified property costs. Ask for a written estimate with current terms.

How to compare lenders fairly

Request Loan Estimates for the same loan amount, type, term and lock period as close together in time as possible. Compare origination charges, points, lender credits, cash to close and the five-year cost of borrowing. The CFPB recommends comparing multiple offers and asking questions about meaningful differences. If one estimate assumes unusually low taxes or insurance, correct the assumptions before declaring it the cheaper loan.

Avoid trying to predict the perfect day

Mortgage rates can change, and no one can promise that next week or next month will be better. Your contract deadlines, cash reserves, payment comfort and rate-lock terms matter. A rate lock has conditions and an expiration date. Discuss the tradeoffs without assuming a future refinance will always be available.

A dated article needs a dated interpretation

This guide was prepared October 27, 2026, using the October 22 Freddie Mac release. A later weekly survey can change the average, and daily lender quotes can differ. Frequently asked questions

Was the national 30-year average 7.32% on October 22, 2026?

Yes, according to Freddie Mac's dated Primary Mortgage Market Survey release.

Can I lock Freddie Mac's survey rate?

No. It is an average, not a lender's offer.

Does the survey include FHA and VA loans?

The cited survey focuses on conventional conforming purchase loans, not all mortgage products.

Is APR the same as the note rate?

No. APR reflects specified borrowing charges in addition to interest.

Should I wait for rates to fall?

No one can predict future rates; evaluate your budget, timeline and actual written options.

The bottom line
